To get the maximum life span and pleasure from
your floor, we have to preserve the appearance
as best as possible and allow it to age properly. That is why we sand a wooden floor!
A good treatment is only as good as the preparation
of the surface, i.e. sanding of the floor. The
most expensive sealer in the world cannot cover
up a bad sanding job.
Old or new a wooden floor needs to be
treated in the same basic way.
A 3 phase sanding of
1 rough sand 24 – 40 grit
2 medium sand 60 – 80 grit
3 fine sand 100 – 120 grit
The basic concept is a rough
sanding to level out the floor,
this is were experience counts with a rough paper.
Second, sand with a medium
sandpaper to get rid of all sanding
marks or other imperfections that might still
be visible.
The last sand of fine
paper is to get the wood as smooth
as needed for your sealer and to have no sanding
marks left on the floor, which will only show
up after sealing if the job was not done properly.
The sanding of the floor depends on various factors,
such as the type of wood, age of floor
and how the floor was laid or installed.
Once the optimum sanding has been achieved the
sealing can take place, this area of wooden floors
is not a simple case of putting on a lick of sealer.
There are numerous factors to consider once you
have chosen your sealer things like:
climatic conditions? ,
applicator that will be used,
amount of finish needed?
moisture content of the wood
The Basic method of sealing a floor will
be that of firstly making sure the floor is
spotless , no dust or dirt anywhere.
Apply the first coat of your sealer using
the recommended applicator, and at the recommended
rate of coverage.
Once the first coat is dry enough to recoat,
this varies from product to product, give the
floor a light hand sand or buff and then repeat
the process again.
Then apply the final coat of dealer and allow
the floor to dry for a minimum of 24hrs before
any normal traffic goes on the floor.

Here we consider
things like dirt, grit, water, high heel
shoes etc.
The most effective way of tackling these
problems are simple things like mats, signs.
So people are aware of what you are trying
to achieve or they, dirt etc are a major
concern on wooden floor, if unchecked they
become a very effective sandpaper abrasive
on the floor. Remember large matt so people cannot
step over them!

daily cleaning
All floors can
be approached the same way.
Firstly sweep all loose dirt, dust etc
off the floor then with the recommended
cleaning agent mixed appropriately with
water the floor is cleaned, avoiding too
much water on the floor and making sure
all the water is sucked up off the floor
And lastly make sure the cleaning agent
is not to alkaline.
3.
regular maintance
This is only done later
in the life span of the floor but is still
very important.
This is basically done when the floor
is looking a bit worse for wear and has
lost some of its glory.
There are 2 approaches firstly you can
apply a fresh up product this is only suited
for certain floor sealers.
Secondly another coat of the sealer is applied
to the floor, this can only be achieved
if the floor has been cleaned properly and
the buffed /hand sanded and a coat is applied.
